From Quirky to Sold: Unique Property Selling

If you live in a true gem of a home, be it a historical landmark, an architectural icon, or simply a home that is out of the box for your area, you know that the right person for your property is likely to be as unique as you are. Selling your property for top dollar is entirely possible, but you often have to cast a wider net for unique real estate than people with cookie-cutter homes.

Proactively seek out comps to showcase your excellent pricing

One of the challenges with unique homes is that they are harder to price than homes that look like the entire nearby neighborhood. One action that your real estate agent should start as soon as you consider listing is finding comparable homes and advocating for your fair pricing through other homes that either have similar features, similar historical significance, or similar location, triangulating a price that fits your home’s unique fingerprint. This way, buyers’ agents can evaluate and supplement these comps rather than starting from scratch, which could lead them to see the correct price quite differently.

Get featured in media or through splashy open houses to create buzz

The right real estate agent will be open to you getting your home some attention pre-listing, and they can help in some ways. From beautiful home Instagram accounts to media sites that are all about unique architecture, there are definitely ways to get your home featured by journalists and influencers so that more people see it more widely, and occasionally they will even let you add your listing information to the article itself. Casting a wide net and offering a long narrative about what makes this home more than just another house can be very helpful in getting a wider buyer network, catching more people who are casually house hunting but maybe not looking over every listing yet.

Be open about the challenges of the property so that you find someone who won’t be fazed

The right buyer isn’t going to be someone who is just a little invested in your unusual home - they have to be willing to love it with its flaws. If an aspect of the unique architecture makes it harder to maintain or repair, be honest about that and other flaws of the property - you don’t have to exaggerate, but be clear that this home will include some work/attentiveness to be the right steward for it. When these items are part of the package and not surprises on the inspection report, buyers feel more confident in their choice.
